What is industrial renovation?

Industrial renovation is also referred to as serial renovation or energetic renovation. Similar to prefabricated houses, the modules are delivered prefabricated and only need to be mounted on the building. After the refurbishment, a building should produce as much energy on an annual average as the occupants need for heating, hot water and ventilation. This standard is called NetZero and corresponds to a zero-energy house. Particularly popular is the industrial renovation according to the energiesprong principle, which aims for a retrofit that is neutral in terms of warm rents.

How does the industrial renovation work?

The „energiesprong“ of the retrofit project is achieved by optimising the energy efficiency of the building envelope and its technical systems. This means customised prefabricated wall and roof modules are installed within a few days and your new energy supply is ensured by a PV system combine with a heat pump.
On the one hand, additional insulation on the outside of the walls and roof minimises heat loss from the building envelope. On the other hand, the modernisation of the building services ensures a more efficient energy usage. In combination, this achieves enormous energy savings, so that one speaks of an energiesprong. This leap makes the energetic retrofit profitable in a short time.

What do I have to consider for industrial renovation?

Industrial renovation according to the energiesprong principle is currently still being introduced to the market, which is why manufacturers (general contractors) are limiting their choice of buildings. Currently, single-family and multi-family houses built between 1950 and 1980 with a simple façade and roof geometry are being considered in Germany. Especially old buildings without external wall insulation, as well as buildings with very high heat consumption, offer a high energy-saving potential. Heritage buildings are not suitable for industrial renovation.
Frequently, retrofitting in rented housing stock is an undertaking fraught with conflict. But by aiming for rent neutrality, the potential for conflict is reduced. Nevertheless, this requires comprehensive communication with the tenants. In plain language, this means no increase in warm rents.

What does the industrial renovation achieve?

The retrofit to a NetZero building is the combination of climate protection with affordable and increased living comfort. This type of renovation offers high-quality, standardised solutions with serially prefabricated modules and a long-term warranty (30 years!).
The high degree of prefabrication of the modules reduces the installation time to 1-2 days on site, so that tenants do not have to move out during this time.
Your contribution to energy efficiency and climate protection is supported by the KfW and the Federal Office of Economic Affairs and Export Control (BAfA). An energiesprong renovated building achieves at least efficiency class KfW 55, which means you are guaranteed subsidies of up to 50 % of the investment costs per residential unit.
